Shopping Center REITs Poised for Strong Q3, Wells Fargo Says

Wells Fargo has identified six shopping center real estate investment trusts (REITs) with attractive risk-reward profiles ahead of the sector's third-quarter earnings season. The firm anticipates solid results and potential guidance increases, citing healthy operating conditions and compelling valuations.
Strong Fundamentals Underpin Outlook
According to a note from Wells Fargo, shopping center REITs have maintained strong fundamentals despite broader economic uncertainties. The firm pointed to a combination of low new supply and consistent tenant demand as key drivers for the sector's health.
This environment has led to several positive operating trends:
- Double-digit leasing spreads
- Stable-to-improving occupancy rates
- Low levels of bad debt
Consequently, Wells Fargo expects companies to raise their fiscal year 2026 guidance for same-property net operating income and NAREIT funds from operations (FFO) per share. Analysts see these potential increases being driven by early rent commencements, accretive development projects, and lower-than-expected bad debt expenses.
Price Targets Adjusted for Rate Environment
AdWhile the operational outlook is positive, Wells Fargo adjusted its price targets for all six highlighted companies. The primary reason for the revisions was to reflect the impact of a higher interest rate environment on future debt refinancing.
Despite the target price adjustments, the firm's fiscal year 2026 estimates remained largely unchanged. However, its NAREIT FFO per share estimates for 2027 decreased by an average of 0.4% across the covered names.
Analysts Highlight Six Key REITs
Wells Fargo identified the following companies as being well-positioned, though it lowered price targets across the board:
- Regency Centers (REG): Viewed as the best-positioned of the group following recent stock weakness. Wells Fargo noted it trades at a 20% discount to its net asset value. The price target was lowered to $84 from $88.
- Federal Realty Investment Trust (FRT): Price target was lowered to $119 from $126.
- InvenTrust Properties Corp. (IVT): Price target was lowered to $34 from $38.
- Kimco Realty Corporation (KIM): Price target was lowered to $23 from $26.
- Kite Realty Group Trust (KRG): Price target was lowered to $27 from $31.
- Phillips Edison & Company (PECO): Price target was lowered to $40 from $41.
