Opendoor Stock Declines Following Critical Report from J Capital Research
Text size
Background

Opendoor Technologies Inc. (NASDAQ:OPEN) shares experienced a decline of 4.7% on Wednesday following the release of a cautious report by short-selling firm J Capital Research. The report raised questions about the viability of the real estate company's business model and its prospects for future profitability.

J Capital expressed skepticism regarding Opendoor's "Opendoor 2.0" strategy, which focuses on a platform-based approach with faster inventory turnover and enhanced AI. The research firm argued that in a slow-moving housing market, selling inventory more quickly could necessitate lower prices, potentially compressing gross profit margins. The report noted that offsetting this pressure would require higher transaction volumes, which could in turn increase capital and interest expenses.

The report highlighted that Opendoor, which buys and flips houses, has a history of financial losses. J Capital pointed to the current stagnant housing market conditions, noting that house-flipping models typically struggle when prices are not rising rapidly. The firm also mentioned that Opendoor's losses are compounded by costs such as sales, marketing, and technology expenses.

Furthermore, J Capital questioned the company's technological capabilities, which are central to its strategy. The report claimed that Opendoor has minimal software and computer assets, with decreasing technology spending, and argued there is no evidence that its technology has led to profitability. According to J Capital, despite recent share price gains, the stock trades at a high valuation based on what it describes as an untested business model.
