Background

Shares of Logistic Properties of The Americas (NYSE:LPA) surged more than 15% in after-hours trading on Wednesday after the company announced the completion of a $145 million asset sale in Peru. The transaction involves the divestment of its Parque Logístico Lima Sur property to FIBRA Prime, a Peruvian Real Estate Investment Trust.

Details of the Transaction

The sale price for the approximately 1.3 million-square-foot logistics park represents a premium of nearly 20% to the property's carrying value prior to a fair value adjustment recorded in the second quarter of 2026. The deal underscores strong market valuation for prime industrial real estate assets in the region.

According to the announcement, LPA received $85 million at closing. The remaining $60 million is structured as deferred payment, payable in two equal installments of $30 million at 12 and 24 months post-closing. LPA will continue to manage the property for FIBRA Prime, securing ongoing fee income from operations and tenant management.

To gain immediate access to the deferred proceeds, LPA has entered into a $55 million credit facility with BTG Pactual. The facility carries a fixed annual interest rate of 8.50%.

The company stated its intention to redeploy the capital into its investment pipeline in Mexico. These plans include making acquisitions and fulfilling its previously announced master forward purchase agreement with Fortem Capital for stabilized assets in the Central Park 57 development.
