Alibaba's Cainiao Logistics REIT Gains Final Approval for Shenzhen IPO

A real estate investment trust (REIT) backed by a key logistics asset of Alibaba Group (NYSE: BABA) has received its final regulatory green light for an initial public offering on the Shenzhen Stock Exchange. The approval marks a significant step for the e-commerce giant to monetize its extensive logistics infrastructure.
Final Approval Granted
The China Securities Regulatory Commission (CSRC) has officially approved the registration of the CICC Cainiao REIT, according to public filings. This approval is the final hurdle in the listing process, following a no-objection letter previously issued by the Shenzhen Stock Exchange.
The fund's manager is CICC Fund Management Co., with Industrial Bank Co. serving as the custodian. The REIT's originator and property operator are wholly-owned domestic subsidiaries of Alibaba, as reported by Zhitong Finance.
Underpinning Asset Details
The REIT's sole underlying asset is the Cainiao Smart Logistics Backbone Network Park, a modern logistics facility in Jiaxing, Zhejiang province. The property is strategically located within the core economic zone of the Shanghai-Hangzhou-Suzhou-Ningbo metropolitan area.
AdAccording to project documents, the park has several key features:
- Primary Tenant: It serves as the main East China warehouse for Tmall Supermarket.
- Operational History: The facility has been in operation since July 2018.
- Scale: The park has a total building area of approximately 412,100 square meters (about 4.4 million square feet).
- Performance: It has maintained 100% occupancy and rent collection rates for the last three years under a master lease to a Cainiao subsidiary.
Market Significance
Beyond serving Alibaba's ecosystem, the logistics park provides supply chain services to nearly 200 external brands, including several Fortune 500 electronics companies and other leading consumer goods firms. The listing allows Alibaba to unlock capital from its mature real estate assets while giving public investors access to a stabilized, income-generating industrial property.
The IPO taps into China's growing C-REIT market, which has become an increasingly popular vehicle for infrastructure and logistics asset owners to raise capital. This move reflects a broader trend of large technology and e-commerce companies monetizing their physical asset portfolios.
