Background

Telsey Advisory Group's housing market sentiment indicator has fallen, reflecting persistent headwinds from elevated mortgage rates that continue to weigh on home sales and remodeling activity. The firm's Housing Scorecard index dropped to 20 in October 2026, down from a revised 25 in July 2026, signaling a deterioration in the outlook for home-related spending.

Index Signals Broad Weakness

According to Telsey's report, the decline in the index reflects a broad weakening in the housing environment. The scorecard, which tracks ten key data points, now shows a significant negative tilt, with seven metrics viewed as negative, two as mixed, and only one as positive.

The firm highlighted that the metric for existing home sales worsened since its last update. Additionally, the value of construction-put-in-place was revised downward due to updated data from the US Census Bureau, contributing to the lower index reading.

Macroeconomic Headwinds Persist

The primary driver of the market pressure is the persistently high cost of borrowing. The 30-year fixed mortgage rate has settled at approximately 7.3%, a level that Telsey notes continues to suppress buyer demand and affordability.

This trend is evident in recent housing data, with existing home sales falling 2.2% year-over-year in September 2026. While home prices continued to increase, the pace of growth slowed to 1.3% year-over-year in both August and September, down from 2.5% in July. Based on these conditions, Telsey expects remodeling activity to remain suppressed through the first half of 2027.

Analyst View on Home Improvement Retailers

Despite the challenging macroeconomic backdrop, Telsey Advisory Group maintained its Outperform ratings on several key home improvement retailers, citing company-specific strengths and strategic initiatives.

  • Home Depot (NYSE:HD): The firm pointed to Home Depot's strong execution and future growth potential from its SRS Distribution business.
  • Lowe’s (NYSE:LOW): Telsey highlighted the company's Total Home strategy and its Perpetual Productivity Improvement initiative as key drivers.
  • Floor & Decor (NYSE:FND): The retailer was recognized for its aggressive store expansion plans and increasing penetration into the commercial flooring market.
