Investment firm BTIG has identified its top real estate stock picks for the second half of 2026, signaling opportunities in sectors ranging from industrial logistics and Manhattan office space to homebuilding and retail. The firm's selections are based on fundamental strength, earnings growth potential, and favorable supply-demand dynamics over a 12-month investment horizon.
Top Selections Across Key Verticals
BTIG's highest conviction ideas span multiple real estate categories, replacing or reaffirming its top picks in each segment. The firm's updated list for the second half of the year includes:
- Industrial REIT: Prologis (PLD)
- Office REIT: SL Green Realty (SLG)
- Commercial Mortgage REIT: TPG RE Finance Trust (TRTX)
- Homebuilding: D.R. Horton (DHI)
- Large-Cap Retail REIT: Regency Centers (REG)
- Small/Mid-Cap Net Lease: NETSTREIT (NTST)
Highlights from Industrial and Office Picks
BTIG maintained Prologis (PLD) as its top industrial pick, citing a record first-quarter 2026 leasing volume and a 30% sequential expansion in its forward leasing pipeline. The firm noted that Prologis's warehouses larger than 500,000 square feet are "effectively full," which is expected to drive positive rent growth. BTIG also pointed to the company's data center platform, which is pursuing 5.6 gigawatts of development opportunities, representing a potential $40 billion investment.
AdIn the office sector, BTIG shifted its top pick to SL Green Realty (SLG). The choice was supported by the company’s leased occupancy reaching 94.4% in the first quarter, recovering from a pandemic low of 85.9% in Q1 2024. Citing the highest Manhattan new office leasing since Q2 2019, BTIG said it anticipates double-digit same-store net operating income growth for SLG in 2027.
Growth Drivers in Homebuilding and Retail
D.R. Horton (DHI) remains BTIG's top pick in homebuilding due to its spec production model, land-light balance sheet, and expansive geographic footprint. The company increased its market count by 29% between 2021 and 2025, positioning it for continued growth.
For retail, BTIG backed Regency Centers (REG) as its large-cap choice, highlighting its $635 million development pipeline with an expected yield of approximately 9%. The firm also selected NETSTREIT (NTST) as its top small-to-mid-cap net lease pick after management raised its full-year investment guidance by 50%, supported by a portfolio concentrated in investment-grade and necessity-based retail tenants.
