JPMorgan lowered its rating on Crown Castle to Underweight from Neutral and cut its price target to $80 from a prior $85. Analysts at the bank argued that subdued investment in new tower deployments by wireless carriers has created a "narrower growth runway" for the company.

The bank projects Crown Castle's organic tower revenue will grow by only 3.0% annually over the next several years. This forecast is based on the following key components:

  • Churn (contract non-renewals): 1.4%
  • Contractual rent escalators: 2.6%

Adding to the bearish outlook, JPMorgan noted that Crown Castle's projected full-year 2027 adjusted funds from operations (AFFO) per share would likely miss market expectations. The bank's analysis suggests an annualized figure of approximately $4.84 per share, falling short of both its own $4.91 estimate and the Wall Street consensus of around $5.01.

This downgrade also comes as investor confidence remains shaken by a recent $286 million impairment charge the company booked. The charge was tied to the cancellation of certain colocation contracts, raising questions about the health of Crown Castle's leasing pipeline.
