The core drivers include increasingly durable product-led growth in its primary homes segment, the rapid expansion of its hotel offerings, and the company's resilient position against potential disruption from artificial intelligence.

The note highlighted that Airbnb's recent reacceleration in growth reflects product improvements and stronger brand engagement. According to KeyBanc, first-time bookers on the platform grew at their fastest rate in four years, signaling widening market penetration.

Hotels Emerge as a Growth Engine

While hotel bookings currently represent a single-digit percentage of total nights on the platform, KeyBanc's analysis found they are growing three times faster than Airbnb's traditional homes segment. The firm estimates this category can add at least two percentage points to the company's overall room night growth over the next several years.

KeyBanc's research, which included a consumer survey and management commentary, suggests these hotel bookings are largely incremental. This indicates that the hotel segment is attracting new business rather than cannibalizing demand from its core vacation rental listings.

Valuation and AI Outlook

Addressing investor concerns that AI agents could disintermediate travel marketplaces, the analyst argued that travel is a "high-trust purchase." KeyBanc believes consumers will continue to value the reliability and booking certainty offered by established platforms like Airbnb, which also possesses unique inventory not available elsewhere.

The firm's $191 price target is based on a valuation of 17 times its 2028 EBITDA estimate. The analyst concluded that with shares trading below their three-year median valuation and at a discount to traditional lodging peers despite faster growth, the stock presents a compelling risk-reward profile.
