Fitch Upgrades Kite Realty to 'BBB+' on Improved Leverage and Operations

Fitch Ratings has upgraded Kite Realty Group Trust's (NYSE: KRG) credit rating to 'BBB+' from 'BBB', assigning a Stable outlook. The ratings agency cited the real estate investment trust's sustained operational outperformance and a significantly improved capital structure following a strategic asset disposition program.
Lower Leverage Drives Upgrade
The upgrade reflects Fitch's expectation that Kite Realty's leverage will sustain in the low-to-mid-4x range in the medium term. This is a notable improvement from the company's second-quarter 2026 leverage of 5.1x, which was already at the low end of its own 5.0x-5.5x target range.
According to Fitch, this reduced leverage provides Kite Realty with greater capacity to absorb potential tenant credit losses or fund growth without pressuring its credit profile. The agency noted this financial flexibility is a key factor differentiating it from many of its 'BBB' category open-air retail peers.
Strong Operating Performance
Kite Realty's upgrade is underpinned by strong fundamental performance. In the second quarter, the company demonstrated significant leasing momentum:
Ad- It signed 128 new and renewal leases covering approximately 1.0 million square feet.
- Blended cash leasing spreads reached a robust 15.9%.
- Leased occupancy stood at 94.8%, with annualized base rent (ABR) increasing 6.3% year-over-year to $23.41 per square foot.
Fitch projects same-property net operating income (NOI) growth of approximately 3% in 2026, supported by contractual rent escalators and continued leasing gains.
Strategic Capital Management
The improved balance sheet is a direct result of Kite Realty's "Project Elevate" capital recycling program. The company sold 22 properties and partial interests in three others during 2025-2026, including $314 million in dispositions in the second quarter. Proceeds were reinvested into daily-necessity and mixed-use assets through tax-deferred exchanges.
Fitch also highlighted the company's demonstrated access to capital as a strength. In July 2026, Kite Realty issued exchangeable senior unsecured notes due 2032, using the proceeds to redeem notes maturing in October 2026. The company's tenant base is also well-diversified, with no single tenant accounting for more than 2.6% of its annualized base rent.
