Background

Douglas Elliman Inc. (NYSE: DOUG) saw its stock price fall by 12.3% in premarket trading on Wednesday following the announcement of a significant corporate restructuring focused on artificial intelligence. The luxury real estate brokerage plans to reposition itself as a technology-forward company, aiming to reset its cost structure through the enterprise-wide implementation of AI.

The transformation involves two main initiatives. The first is to redesign its brokerage operations to reduce non-commission-based operating expenses over the next three years. This will be achieved through technology consolidation and workflow modernization.

The second initiative is the launch of Elius, a new intelligence company built using Google Cloud technology. Elius is designed to leverage Douglas Elliman's extensive proprietary data on luxury real estate to develop new products, create new revenue streams, and establish business opportunities beyond traditional brokerage services.

"The next era of this business will be defined by intelligence," said Michael S. Liebowitz, President and CEO of Douglas Elliman. He noted that for generations, the valuable data generated by real estate transactions has been monetized by other entities, a trend the company aims to change.

Douglas Elliman stated it will finance the initial Google Cloud rollout and the development of Elius with its existing resources. As of March 31, 2026, the company reported having over $100 million in cash and cash equivalents and no long-term debt.
