Blackstone Launches €3 Billion Nordic Logistics Platform to Target E-Commerce Growth

Summary
The private equity giant is creating a new investment vehicle named Norla, which will hold over 200 last-mile warehouses across Sweden, Denmark, and Finland to meet growing investor demand for specialized real estate assets.
Blackstone announced on Tuesday it is launching a new logistics investment platform focused on the Nordic region, aiming to provide investors with direct exposure to the high-growth e-commerce sector. The new entity, named Norla, will initially be valued at approximately €3 billion ($3.41 billion), according to a source familiar with the matter.
Platform Details
The Stockholm-based platform will manage a portfolio of more than 200 warehouses, covering over two million square meters. These assets are primarily last-mile logistics facilities designed to support the e-commerce supply chain across Sweden, Denmark, and Finland.
In a statement, Blackstone confirmed the platform will be operational next year. The portfolio will consist mainly of assets already owned by Blackstone funds, though it may also incorporate some properties from third parties.
AdStrategic Rationale
The move reflects a growing trend among institutional investors to seek more targeted investments in specific real estate sub-sectors rather than broad, diversified funds. The sustained growth of online retail has made logistics, particularly last-mile distribution centers, a highly sought-after asset class.
"As the sector has matured, we are seeing investors increasingly seek more granular exposure by geography and asset type," said James Seppala, Blackstone's head of real estate in Europe. Norla's creation allows the firm to cater to this specific demand for focused Nordic logistics assets.
