Cipher Mining Stock Gains on 15-Year AI Data Center Lease, Morgan Stanley Upgrade

Summary
Shares of Cipher Mining jumped after the company announced a long-term data center deal with a major hyperscaler and received a significant price target increase, reinforcing its strategic shift from bitcoin mining to AI infrastructure.
Cipher Mining (CIFR) shares rose sharply in morning trading Monday after the company announced a long-term data center lease, a key step in its strategic pivot from bitcoin mining toward supporting the artificial intelligence sector. The news was followed by a significant price target upgrade from Morgan Stanley, further boosting investor sentiment.
Hyperscaler Deal and Analyst Upgrades
Cipher announced it had signed a 15-year lease with an unnamed, investment-grade hyperscaler to develop a new high-performance computing (HPC) data center at one of its existing sites. The stock gained 4.6% on the news.
Adding to the momentum, Morgan Stanley raised its price target on Cipher's stock to $54 from a previous $43.50, while maintaining its Overweight rating. The move follows a recent initiation of coverage from Wells Fargo on September 16, which also assigned the stock an Overweight rating with a $25 price target, describing it as a high-risk/high-reward opportunity.
AdStrategic Pivot to AI Infrastructure
The deal reinforces Cipher's deliberate transformation into a provider of infrastructure for AI and HPC, a market with surging demand. This strategy aims to create more stable, long-term revenue streams compared to the more volatile bitcoin mining industry. Wells Fargo noted in its initiation that Cipher already has contracted capacity with major cloud providers like AWS and Fluidstack.
A favorable regulatory development is also providing tailwinds for the company's strategy. According to analysis from Bernstein, a recent power allocation from the Electric Reliability Council of Texas (ERCOT) benefits companies making this pivot. ERCOT's "Batch Zero" screening allocated approximately 1.1 GW of conditional base load capacity to Cipher Digital in Texas, a key competitive advantage as power scarcity becomes a critical factor for data center developers.
